Description
TENANT: U.S. Army Corps of Engineers DESCRIPTION The General Services Administration is interested in leasing approximately 80,500 contiguous rentable square feet of office space. The rentable area must yield a minimum of 70,000-73,500 ANSI/BOMA office area (formerly usable) square feet, together with 17 reserved parking spaces on site or within two blocks of the site for the exclusive use of the U. S. Army Corp of Engineers. Occupancy is required by June of 2006. LOCATION: Sites to be considered must be within the San Francisco, CA Central Business Area LEASE TERM: Ten Years with Five year option. REQUIRED: First class office space in a quality building which meets or is capable of meeting the Governments general and specific requirements. The location should have good access to transportation, provide a safe working environment, and have a variety of restaurant and service shops within four blocks. Contiguous space is required with a minimum of two accessible elevators serving the proposed floor. Special requirements shall include, but not be limited to: 8 to 11' ladder style suspended ceiling within 30 feet of all work spaces, vertically stacked telecommunications closets within100 meters of each work surface, raised floor for computer room, 24/7/365 primary and backup air conditioning systems for computer rooms and telecom closets both supported by systems on generator, 500 KW Generator for back up power connected to designated areas, designated area with 24/7/365 access for satellite dishes. Desirable security features include but not be limited to: Building perimeter security such as street level bollards, absents of concealment structures, effective vehicle controls systems, vehicle and personnel security and screening areas and equipment, security cameras and detection devises, in place security guards, window lamination, dedicated security system and secure ventilation system. Specific special requirements and security features will be specifically detailed in the Solicitation for Offers.
