Description
The General Services Administration is seeking to lease approximately 14,582 ANSI/BOMA rentable square feet of contiguous office and related space (existing or new construction) with three (3) on-site reserved parking spaces for the exclusive use of the Government. The rentable space must yield a minimum of 12,680ANSI/BOMA Office Area (previously usable)square feet to a maximum of 13,314 ANSI/BOMA Office Area square feet, available for use by the National Labor Relations Board for personnel, furnishings and equipment. Regularly scheduled public transportation and/or employee parking within three blocks (1,200 walkable linear feet) sufficient to cover commuting and official businees needs of employees. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants, and other amenities such as retail shops, cleaners, banks, etc. These services should be available within three blocks (approximately 1,200 walkable linear feet.) The offered space should be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as a modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government’s requirement, and must be fully serviced. The building to be occupied cannot house labor unions or employer associations. The NLRB office must be located on the second floor or highter to preclude street or traffic noises for interfering with recording testimony during hearings. Space offered MUST BE in a building completely free of asbestos. ACCESSIBILITY REQUIREMENTS: Buildings to be newly constructed must fully meet the new construction requirements of ADAAG and UFAS. Where standards conflict, the more stringent shall apply. Offers for space in existing buildings will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Buildings to be newly constructed must fully meet the seismic provisions of the International Building Code (IBC). Offers for space in existing buildings will be evaluated for award based on level of compliance with American Society of Civil Engineers Standard “Seismic Evaluation of Existing Buildings”. UNIQUE REQUIREMENTS: National Labor Relations Boards’s Special Space Requirements are included in the Solicitation For Offers. LEASE TERM: Ten (10) years, five (5) years firm. Occupancy is desired by June 30,2006. LOCATION: Offered properties must be located within the following delineated areas: NORTH: 4th Street SOUTH: Olympic Blvd. EAST: Flower Street WEST: Harbor Freeway Expressions of Interest should include the following: 1. Building name and address. 2. Rentable square feet and rentable rate per square foot. 3. Method of measurement used to determine rentable square feet. 4. Common Area Factor(s) for available space by floor, if applicable. 5. Evidence of ownership, legal description, floor plain data and photographs of existing buildings or sites. 6. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent’s authority to act in this capacity.
