Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 1,000 rentable square feet yielding 850 ANSI/BOMA area square feet of contiguous office and related space in Fresno, California. Space must be situated within the Fresno Central Business Area, specifically within the triangular area located within these boundaries: Highway 99 on the West, Highway 41 on the East, and Highway 180 to the North. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. The building must conform to the seismic requirements for new construction of the current edition (1999) of the Uniform Building Code (UBC), or the 1976 edition for existing buildings. Modern office space and facilities, to be located above the 3rd Floor, in an office building fully serviced and altered to Government specifications are required. The building must be accessible after hours, including weekends. Office walls must be sufficiently constructed so as not to allow conversations to be heard outside of the office. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before October 31, 2005. Three (3) reserved interior parking spaces with 24/7 card-key access are required to accommodate equipped law enforcement vehicles. Lease term is 10 years with a firm term of 8 years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, July 25, 2005. Expressions of interest should include building name and address, location of space in building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
