Description
The Government is interested in leasing approximately 57,969 rentable square feet yielding 50,408 ANSI/BOMA office area square feet. of fully serviced office space in RALEIGH, NC. Space required no later than SEPTEMBER 1, 2006. Lease term is 10 years with cancellation rights after 5 years. Space must be located within the following geographic boundaries: North: Millbrook Rd; East: Atlantic Ave; to the point Atlantic Ave. joins the CBD eastern edge which is Blount St, continuing south to Martin Luther King Jr. Blvd., west to Lake Wheeler Rd; South: I-440 Exit 297 continue west to Gorman St; West: Gorman St to Wade Ave, west on Wade Ave. to Exit 4A-Ridge Rd to Glenwood Ave, west on Glenwood Ave. to Leadmine Rd. to Millbrook Rd. Each Agency would prefer contiguous layouts within Class ?A? constructed facilities. Any multi-tenant building sites housing FSA (10,885 office area) and NRCS (11,034 office area) must have a loading dock in the building(s). Locations shall embody a corporate professional campus or office park complex setting. No warehouse/industrial or sites adjacent to railroads will be considered. The Agency requires clearance for positioning of a satellite dish with east to west arc of about 60 degrees skewed towards western sky. Storage areas shall have a minimum live load capacity of 100 pounds per ANSI/BOMA Office Area square foot including moveable partitions. SFO requirements for efficient layout and security issues apply. New lease construction must maintain minimum 50? standoff distance from constructed facility. Deadline for response is June 10, 2005.
