Description

DUPLEX RESIDENCE AT THE PATUXENT RESEARCH REFUGE LAUREL, MARYLAND You are invited to submit manufacturer's information and a price proposal to provide a duplex residence, complete and ready for occupancy with all utilities, at the Patuxent Research Refuge, in Laurel, Maryland. The proposed duplex residence will be located within the refuge in accordance the site plan. To obtain a copy of the site plan, please contact Christal Cutler at (413) 253-8233. The area of work may be inspected by contacting the Facility Manager - Russ Dyrland at (301) 497-5584. Please provide manufacturer's information which thoroughly describes 1) the items and features to be included with the residence, 2) any items or features that would need to be accomplished by others to provide a complete and ready to occupy residence, 3) pricing, and 4) terms and conditions. All responsible sources may submit a proposal, which shall be considered. There will not be a solicitation issued. Please mail proposals to the U.S. Fish and Wildlife Service, Contracting and General Services, 300 Westgate Center Drive, Hadley, MA 01035-9589, Attn: Christal Cutler, no later than May 16, 2005. Proposals will be evaluated on price and other related factors. Construction will take place between June 2005 and December 2005. The duplex residence shall be a single or two story structure containing approximately 3200 square feet gross living area. Each half of the duplex residence shall include three bedrooms, two full baths, laundry/utility room, kitchen, dining room, and living room. One half of the duplex residence shall be entirely Americans with Disabilities Act (ADA) compliant (which includes ALL interior and exterior features) on the first level and shall include at least one bedroom, one full bath, laundry/utility room, kitchen, dining room, and living room on that level. Site work shall include grading of the entire site as needed to drain away from the residence and placement of topsoil with grass seeding on new work and disturbed areas. Utility work shall include connecting the entire duplex residence to existing overhead electrical power, telephone, and cable television service and existing underground sanitary sewer system and existing underground domestic water system adjacent to the building site as indicated on the site and utility plan. All utilities will be independently metered for each half of the duplex residence except that sanitary sewage need not be metered. The entire duplex shall conform to all County of Prince George's (except that no permits and no fire sprinklers shall be required), State and Federal building code and regulatory requirements. The entire duplex shall have a poured concrete foundation, crawlspace, foundation vents, foundation drain, exterior wall air infiltration wrap, insulated walls/floors/ceilings, vinyl siding/trim, insulated windows, insulated doors, shingled roof, gutters/down spouts, painted gypsum wall board interior walls and ceilings, vinyl floor kitchen bathroom utility rooms and carpet otherwise, wood interior trim, wood interior doors, wood kitchen cabinets, appliances (electric oven and cook top, refrigerator with freezer compartment, dishwasher, washer and dryer, range hood), bathroom shower, water saver toilet, water heater (propane or electric), exterior water hose bibbs, propane heating system with fuel tank, central air conditioning, interior electric power panel, interior and exterior lighting, telephone wiring and outlets, computer wiring and outlets, cable television wiring and outlets, smoke detectors and alarm system, carbon monoxide detectors and alarm system, security alarm system, doorbell system.
