- Description
- The Office of Thrift Supervision (OTS) has received several questions regarding its planned sole source contract to The Cima Companies for continued building insurance coverage inclusive of business personal property, other property coverage, and terrorism insurance. Those questions and OTS's answers follow. 1) Question: Can we be provided with a current Insurance Summary or a copy of the Insurance Policy currently in place identifying the A) insurance limits, B) deductibles and any C) special language in the policies? Answer ? see attached. 2) Question: Who owns the OTS property located at 1700 G Street, NW Washington, DC 20552. Answer: OTS owns the property. 3) Question: What year was the building built. Answer: The building was built in 1977. 4) Question: What type of material was used to construct the building? Concrete block, brick, joisted masonary etc. Answer: Concrete with limestone fa?ade. 5) Question: Does the building have an inspected and operational sprinkler system. Answer: Yes 6) Question:Does the building have a central burgular and fire alarm system Answer: The building has a centralized fire control system. Security guards and a watch engineer are on site at the facility 24/7. Exterior doors to the OTS-occupied portion of the building are alarm to a central security station and closed-circuit television cameras are positioned in several locations inside and outside the facility. 7) Question: What is located within the seven floors Answer: 7th floor: fitness center and mechanical spaces. 6th floor: office space. 5th floor: office space. 4th floor: office space (leased). 3rd floor: office space (leased). 2nd floor: office space, amphitheater. Ground floor: two building lobbies, credit union, trash collection room, fire control room, leased retail facilities. Basement: office space, child care center, library, exercise room, training center, office suite (leased), employee lounge, mail room, copy center, computer room, mechanical spaces. P1: parking, storage, mechanical. P2: parking, storage, mechanical. 8) Question: How many parking spaces are in the 2 parking levels Answer: The total number of parking spaces is 229. 9) Question: What are the parking fees Answer: There are no parking fees. 10) Question: Is security used on the parking levels? Answer: Access to parking levels is for permitted OTS employees, tenant employees, and a limited number of visitors (with prior clearance). Security guards control entrance to the garage. Closed circuit telephone cameras are installed on both parking levels. 11) Question: Do you have a Garage Keepers Liability policy for the parking garage Answer: No 12) Question: Which Insurance Company is currently providing coverage for each of the policies Answer: The CIMA Companies 13) Question: Is the current insurer offering a renewal of the policies Answer: This requirement was advertised as an intent to negotiate a sole source contract with the incumbent. 14) Question: What is the expiring policy premium for each of the individual policies Answer: This information is available through the Freedom of Information Act (FOIA). However, OTS? independent government estimate for the renewal policy is about $35,000. 15) Question: Is a multi-year contract an option Answer: The OTS is willing to negotiate and may award a contract for a 12-month period with option years to be exercised at its discretion if it is advantageous to do so. 16) Question: Do you have currently valued loss runs for the last 5 years of coverage Answer: There have been no losses in the past 5 years. 17) Question: Provide the year of updates to roof, heating, wiring, and plumbing. Answer: The roof was replaced in 1995. The steam reducing station (heating) was renovated in 1998. There has been no building-wide replacement of wiring or plumbing. 18) Question: What is the rental income of the building Answer: The projection for FY 05 is $4,331,555 19) Question: Confirm the Confirm level of security (i.e. 24 hour, Central station Burglar/Fire, etc...) Answer: Security guards and a watch engineer are on site at the facility 24/7. The building fire alarm is a Pyrotronics system installed in 1999.
