- THIS MODIFICATION IS BEING POSTED TO ALTER THE SQUARE FOOTAGE OF THE REQUIREMENT AS WELL AS THE DELINEATED AREA OF SEARCH AND THE REQUIRED OCCUPANCY DATE. REQUIREMENT: The U.S. Government is seeking to lease approximately 5,962 rentable square feet of office and related space in Lakeland, Florida. The rentable space must yield between 5,184 and 5,444 of ANSI/BOMA Office Area square feet. In addition, 30 parking spaces must be available within two blocks. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Lakeland, Florida within the following delineated areas: NORTH: Griffin Road; SOUTH: Pipkin Road/Lake Miriam Drive; to Lakeland Highlands Road (south); to State Road 540a (east); to Bartow Road; EAST: Lake Parker Avenue/Bartow Road; WEST: Kathleen Road/Harden Boulevard. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space in new construction must be ready for occupancy no later than May 1, 2006. Space in existing buildings should be ready for occupancy no later than December 1, 2005. If new construction is being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years. OWNERS/AGENTS: To submit a location for inspection, please contact the following office.
