Description
General services Administration, Public Buildings Service (PBS), Real Estate - Pacific Service Center (9PNE), 450 Golden Gate Avenue, 4 East, San Francisco, CA 94102 DESCRIPTION The United States Government is interested in leasing approximately 16,412 ANSI/BOMA (usable) Square Feet which will yield approximately 9,062 contiguous ANSI/BOMA (usable) square feet Light Industrial with Lab plus approximately 4,850 contiguous BOMA (usable) square feet of Office, Conference area space and approximately 2,500 contiguous ANSI/BOMA (usable) square feet indoor warehouse space. In addition to the above, approximately 5,000 square feet of ware yard is required, all to be used by the USGS in Santa Cruz, CA. LOCATION: Space must be located within the following delineated area: North ? starting at a point north of Scott?s Valley (Siltanen Park) along the Highway 17 corridor, south to the City of Santa Cruz, then west (south of U.C. Santa Cruz) to Highway 1; South ? The Pacific Ocean; East ? the Highway 1 corridor bordered on the north by De Laveaga Park then east to 7th Avenue to the Pacific Ocean; West ? the Highway 1 (north) corridor to Davenport. LEASE TERM: 15 years firm. Occupancy 4/1/2006 or sooner. REQUIRED: First Class Space in a quality building which meets or is capable of meeting the Government's requirements, including seismic safety and handicapped access, is solicited. The building must conform to the seismic requirements for new construction of the Uniform Building Code (UBC). Expressions of interest should include all of the following: 1) Building name and address; 2) Usable and Rentable square feet and rate per rentable square feet; 3) Method of measurement used to determine rentable square footage; and 4) Common Area Factor(s) for available space by floor if applicable. Proposal submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
