Description
THE UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASED COMMERCIAL OFFICE SPACE The United States Government is seeking expressions of interest as to the availability of space for approximately 22,000 BOMA rentable square feet of office and related space which shall provide a minimum of 18,678 contiguous BOMA useable square feet of office and related space, with 135 off-street surface parking spaces in the delineated area, for use by the government, for personnel, furnishings, and equipment. Regulary scheduled public transportation and/or employee parking within two city blocks sufficient to cover commuting and visitor needs should be available. The space should be located with a variety of inexpensive, moderately-priced fast food, and/or eat-in restaurants within 2 blocks, and other amenities such as retail shops, dry cleaners, banks, convenience stores, etc. which should also be available within two blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type recognized as modern Class-A office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the governments requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction and should conform to the most recent edition of the ADAAG and UFAS requirements/ICSSC rp6 seismic requirements. UNIQUE REQUIREMENTS: Space is preferred above street level and must be on one contiguous floor with the potential for efficient layout. Lessor shall provide a tenant improvement allowance of at least $ 44.82 per ansi/boma office area square foot. LEASE TERM 10 years five years firm term. West: Main St. OCCUPANCY: Space must be ready for occupancy by within 6 months of lease award or as agreed to. Expressions of interest should include the following: 1. Building name and address and elevation photograph of property. 2. Rentable square feet and rentable rate per foot. 3. Method of measurement used to determine rentable square foot, common area factor(s) for available space by floor, if applicable. 4. Only expressions of interest must be made by the owner of the property with documentation of control of the subject site will be considered; however, if an expression of interest is made by an agent, documentation of the specific authority signed by the owner must be provided with the expression of interest in order to be considered by the government.
