Description
The U.S. Government is seeking to lease approximately 23,000 rentable square feet yielding 20,000 usable square feet of contiguous office and related space in Nashville, Tennessee to house the Bureau of Indian Affairs. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Additionally, 100 parking spaces must be located within a two-block radius for employee and visitor use with a preference for being on-site. There is also a preference for public restrooms to be located in the common areas of the building rather than within the tenant space. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located within ? mile of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 3 blocks. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress. Buildings must also fully meet the Federal requirements for handicap accessibility, must be altered or constructed to meet the Governments requirements and must be fully serviced. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Evaluation of all offers, other than that of current location, will include the cost of relocation. LOCATION: The U.S. Government will be evaluating offers from the following delineated area: NORTH: I-40; SOUTH: Elm Hill Pike; EAST: Briley Parkway; West: Donelson Parkway. REQUIRE: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by April 1, 2005. LEASE TERM: term is 5 years firm. EXPRESSIONS OF INTEREST (TO BE USED FOR EVALUATION PURPOSES) SHOULD INCLUDE THE FOLLOWING AND BE SUBMITTED NO LATER THAN COB 11/3/04: 1.
