- AMOUNT: The General Services Administration (GSA) desires to lease approximately 14,200 rentable square feet of contiguous (on one floor) office and related space together with two (2) reserved parking spaces. Rentable office space must yield between 12,318 and 12,688 usable square feet as measured per American National Standard ANSI/BOMA Z65.1-1996. TENANT: Social Security Administration, Office of Hearings and Appeals. LOCATION: The area of consideration is in Stockton, California within an area bounded on the: North by Benjamin Holt Drive to Pershing Avenue to Park Street East by N. Sacramento Street South by E. Sonora to S. Center Street to W. Washington West by Interstate Highway 5 to March Lane to Ten Mile Slough to Fourteen Mile Slough to Benjamin Holt Drive REQUIRED: The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. Retail store space, industrial space, and buildings that are located in a base flood plain or surrounded by a 100-year flood plain will not be considered. The space must be capable of being altered to meet the Government's requirements and handicap accessibility, and may be located on any floor. Above street level is preferred, with a minimum of two (2) accessible elevators serving the proposed floor. The space must be no more than twice as long as it is wide. Columns within the space must be at least twenty (20) feet from any interior wall and from each other, and be no more than two (2) feet square. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, cleaners, etc., all within a 1,000-foot walking distance from the building main entrance. The parking-to-square-foot ratio available on-site shall at least meet current local code, or in the absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 300 rentable square feet of building area. TERM: Occupancy is required within one hundred eighty (180) days of receipt of a GSA approved layout. The lease will be for twelve (12) years with ten (10) years firm, and include termination rights by the Government on or after the end of the ten (10) year firm term upon ninety (90) days written notice to the Lessor.
