- The Government is interested in leasing approximately 49,483 rentable sq.ft. yielding 43,029 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in RALEIGH, NC. This space is required no later than SEPTEMBER 1, 2005. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: North: Millbrook Rd; East: Atlantic Ave; to the point Atlantic Ave. joins the CBD eastern edge which is Blount St, continuing south to Martin Luther King Jr. Blvd., west to Lake Wheeler Rd; South: I-440 Exit 297 continue west to Gorman St; West: Gorman St to Wade Ave, west on Wade Ave. to Exit 4A-Ridge Rd to Glenwood Ave, west on Glenwood Ave. to Leadmine Rd. to Millbrook Rd. Unique Requirements Overview: Offers must be for contiguous space 1st floor (to accommadate 150 floor load, loading dock facility and shared common facilities) and higher, located directly above in a quality building of sound, substantial Class ?A? construction. Location shall embody a corporate professional office image. Sites adjacent to railroads are not acceptable. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Security requirements will be identified at market. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility unless waived by the Contracting Officer.
