Description
The General Services Administration (GSA) is seeking office space for lease from owners and authorized agents of existing commercial office and related space for the Federal Emergency Management Agency (FEMA). The office space shall be located in a new or well kept building with an aesthetically pleasing appearance. Retail space and buildings in geographic areas that may have restrictive access or difficult access in the event of heightened state of readiness or response to a local terrorist threat is not acceptable. A freestanding single tenant building provides the tenant agency with the most flexibility but is not required. The building offered must conform to GSA Requirements of fire and life safety and handicap accessibility, free of asbestos, and other environmental hazards. In addition, the building shall have the capability for installation of a HF antenna, satellite and other communication antennas with an unobstructed southern view and shall have capability of a secured loading dock or service access for delivery items to be x-rayed. Occupancy is required no later than August 15, 2005. AMOUNT: Approximately 48,000-53,000 BOMA rentable square feet of office space that yields a range of 42,000-46,000 ANSI/BOMA Usable square feet for use by the agency for personnel, furnishings, and equipment. A controlled and accessible parking area that provides at a minimum of 160 parking spaces shall be available on-site for Government vehicles, personnel, and visitors. LOCATION: Offered space must be in the following delineated area: North: 63rd Street; East: Blue Ridge Boulevard South: Red Bridge Road (111th St) West: State Line REQUIRED: Tenant alterations and utilities are to be provided as part of the rental consideration. Amenities of retail shops, banks, and restaurants shall be available within a 5 mile radius from the building. TERM: The lease will be for a term of 10 years with five (5) years firm with the Government having the right to terminate with ninety (90) days written notice after the initial five (5) year firm term. Properties that meet the requirements above shall be inspected and approved by the GSA Contracting Officer before a Solicitation for Offers is issued.
