Description

THIS ADVERTISEMENT SUPERSEDES THE ADVERTISEMENT PLACED IN FEDBIZOPPS IN JUNE, 2004 LEASE SPACE TO THE UNITED STATES GOVERNMENT The General Services Administration (GSA) is seeking to lease, under multiple leases, quality office and related space in the Woodlawn, Maryland area consisting of approximately 86,000 ? 115,000 rentable square feet of space (Assuming a 1.15 conversion factor) which must yield approximately 75,000 ? 100,000 ANSI/BOMA Office Area square feet. The Government requires a total of 500 on-site parking spaces for the above square foot requirement. All space shall be on contiguous floors. The smallest lease shall be no less than 35,000 ANSI/BOMA Office Area square feet. The successful leased location(s) should be no more than 1 mile apart. The lease term shall be ten (10) years; five (5) years firm. The Government shall have termination rights on or after the fifth full year of occupancy upon sixty (60) days written notice to the Lessor. Renewal options shall be considered. Some requirements are: Bus Stop within 200 feet of the building. Proximity to other Public Transportation Proximity to adequate eating facilities and other local amenities Adequate trunk line service for high-end technology user Freight Elevator Loading Dock The Government reserves the right to amend the delineated area and the terms of the Lease.
