Description
U.S. General Services Administration Seeks Space For Lease Central Business District of Little Rock, Arkansas Requirements: The Government is looking for potential housing alternatives for an existing tenant whose lease is expiring. This requirement consists of approximately 7,600 Rentable Square Feet of office space and 19 indoor parking spaces. Rentable space must yield a minimum of 6,450 ANSI/BOMA Office Area square feet to a maximum of 7,100 ANSI/BOMA Office area square feet. All space shall be available for use by the Government?s tenant for personnel, furnishings and equipment. A. Offered space located on the ground floor or top floor of a building will not be considered. B. Offered space must be contiguous on one floor and configured in a manner that will allow efficient space design. C. Offered space with windows adjacent to outside fire escapes, ledges, balconies, mezzanines or above loading dock areas will not be considered. D. Parking must be located in a secured, controlled parking garage with a minimum clearance height of 6?8?. A separate, secured area within the same parking structure that can accommodate 3 vehicles is also required Location: Offered space must be located within the following delineated area: Within the Central Business District of Little Rock, Arkansas Lease Term: Ten (10) years, five (5) years firm. Occupancy: Space must be ready for occupancy on or by November 19, 2004. Notice: The Government will consider the financial impact of space replication, relocation and administrative costs when determining if relocation is in the best interest of the Government. Response to Include: 1. Building/site name and address. 2. Photo and/or aerial view of building 3. Available rentable square footage (rsf), floor location and estimated rental rate per rsf. 4. Owner?s name and address and written statement from owner that offeror has legal authority to provide information on the property.
