Description
OFFICE AND RELATED SPACE REQUIRED: Pierce and South King County. General Services Administration is seeking to lease office space consisting of approximately 30,000 BOMA usable square feet with a net office usable of 20,000 square feet of office space and related use space on contiguous and or located on the adjacent floors; The space must be contiguous on two floors, preferably close to ground floor space. However, above ground floor space would be considered if building is equipped with two functioning elevators and GSA is sole tenant; along with approximately 25 secured parking, preference is for covered parking. The Government requires a fully serviced lease with available commercial or satisfactory public transportation must be available within three miles walking distance of the space offered. As of occupancy, the leased space and building shell must meet seismic and ADA requirements, the National Fire Act along with local fire codes. Tenant improvements allowance is to be provided as part of the rental consideration. Space must be located in an professional office building, research, technology or business park that is modern in design with a campus like atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are of professional and prestigious image in appearance with surrounding development well maintained and in consonance with a professional image. DELINEATED AREA: Pierce and South King Counties. More specifically boundaries of 21 Avenue SW which changes to SW Dash Point Road to the West, I-5 to the East, SW Campus Drive which change to 348th Street South and subsequently Highway 18 to the South and 288th Street South to the North boundary. All properties meeting the government criteria within this area will be considered. Location must be within 5 miles of I-5 or within 5 minutes of travel to I-5. OCCUPANCY: Occupancy is desired for no later than October 1, 2004. TERM: Lease term will be for Ten (10) years, (five (5) years firm. UNIQUE REQUIREMENTS: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 20 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee structured or public parking for 50 spaces on site or within 200 feet of building. The space offered should provide a modern environment, contemporary electrical building codes and standards, modern HVAC system less than five years in age, and plumbing, which meets the General Services Administration?s fire, life safety and handicapped accessibility standards. Build out requires roof top Antennas. Offerors should include the following: Building name, address; rentable square feet and rental rate per square foot; method of measurement used to determine rentable square footage; common area factor for available space.
