- REQUIREMENT: The U.S. Government is seeking to lease 6,000 to 8,000 rentable square feet of contiguous office and related space in Colorado Springs, Colorado to house the Defense Contract Management Agency. Space must be located in a prime commercial office district with attractive surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: The U.S. government will be evaluating offers from the delineated area: NORTH: Palmer Park Blvd; EAST: South Powers Road; SOUTH: Drennan Road; WEST: South Circle Drive. All prospective buildings/properties must be physically located within, or front, the delineated boundaries. Regularly scheduled public transportation should be available within one quarter (1/4) mile of building to accommodate both employee and visitor needs. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within a three (3) block radius, with other employee services such as retail shops, cleaners, banks, etc., within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than November 1, 2004. Four (4) reserved spaces must be provided on-site for government-owned vehicles. An additional Forty (40) parking spaces shall be available for government employees within two blocks. Building shall provide for visitor parking as per city code. Space leased on the first floor could require film retardant per government security specifications. Building with common area breakroom preferred. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 10 years, 5 years firm with the Government having cancellation privileges after 5 years.
