Description
REQUIREMENT: The U.S. Government is seeking to lease 30,000 usable square feet of contiguous office and related space for the United States Department of Homeland Security - Immigration and Customs Enforcement in Denver, Colorado. Space must be located in a prime commercial office district with attractive surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The space offered must be located on the 2nd floor or above. LOCATION: The U.S. government will be evaluating offers from the delineated area: NORTH: 12th Avenue to Colorado, Colorado to Leetsdale, Leetsdale to Parker Road; EAST: Inverness Dr. E. to Lima, to Arapahoe, to Dayton, to Yosemite, to Hampden, to Parker Road; SOUTH: County Line Road; WEST: University Boulevard. All prospective buildings/properties must be physically located within, or front, the delineated boundaries. Regularly scheduled public transportation should be available within one-quarter (1/4) mile of building to accommodate both employee and visitor needs. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants, and with other employee services such as retail shops, cleaners, banks, etc., within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than December 15, 2004. Sixty-nine (69) secured parking spaces shall be provided for government employees and vehicles. Three (3) separately secured spaces shall be provided for storage of seized vehicles. And, fifty (50) spaces on-site or within a 2-block radius shall be designated for visitor parking. A discreet, private, non-public entrance is required for privacy of Department of Homeland Security - Immigration and Customs Enforcement. Loading dock or similar is also a necessity. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 10 years, 5 years firm with the Government having cancellation privileges after 5 years.
