Description
The US General Services Administration is urgently seeking proposals so as to enter into a lease for approximately a min. of 15,000 to max. of 15,750 usable square feet or a min. of 17,250 to a max. of 18,115 ANSI-BOMA rentable square feet of space for use as office and related purposes to be located within the City limits of Fajardo, Puerto Rico. The minimum basic lease term 10 years with two renewal options for existing space that must be delivered, ready for Government occupancy, within 5 months of a lease award and/or receipt by the Lessor by the Government of approved design intent plans. The Government has termination rights of the lease at any time after the tenth (10th) year on 90 days prior notice to the Lessor. The building offered must meet or be capable of being altered to meet Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity; the highest safety and security of its surrounding areas and accessibility of the property to major highways and State roads. If the Government is not the sole occupant in the building, then a separate entrance and designated elevator is required for prisoner transporting. Lessor shall provide both an emergency potable water supply and emergency back-up power with the capability to sustain full operation of this office for 21 days. Parking: Offered properties must provide a minimum of fifty (50) parking space for official government vehicles. All parking spaces capable of being protected to create secured inside/onsite parking facilities or located adjacent to the property offered and secured with minimum 6? high fencing that will prevent activities within the parking area interfering with the Government?s reserved parking area within the property offered. The parking area should have an area located adjacent to the building entrance/elevator for direct prisoner drop off. Expressions of interests are required by no later than July 3, 2004 and should include the following: 1)Building name and address 2)Rentable square feet and rentable rate per square foot 3)Method of Measurement used to determine rentable square feet 4)Common Area Factor(s) for available space by floor, if applicable.
