Lessors of Nonresidential Buildings (except Miniwarehouses) TITLE: U.S. GOVERNMENT GENERAL SERVICES ADMINISTRATION WANTS TO LEASE SPACE SAN DIEGO, CALIFORNIA CONTRACTING OFFICE ADDRESS: General Services Administration, Desert Service Center, San Diego Office (9PDE), 401 West A Street, Suite 2075, San Diego, CA 92101 DESCRIPTION: The U.S. Government is seeking to lease (office) space consisting of approximately 8,316 BOMA usable square feet and/or 9,563 BOMA rentable square feet of First Class office and related space, including 30 secured on-site parking spaces. LOCATION: Space must be located within the following delineated area. Space shall provide good access to major freeways and arterials and be within a reasonable walking distance to public transportation. In addition, space shall not be located in the same facility or adjacent to day care centers, schools, or church facilities. Due to the special nature of this requirement, the Government will consider space in one of the following two areas in San Diego County: 1) Inside the Central Business District North ? South side of Date Street/Interstate 5 South ? North side of Commercial Street East ? West of Interstate 5 West ? East of Harbor Drive 2) Outside the Central Business District: North ? South side of Clairemont Mesa Blvd. South ? North side of Aero Drive East ? West of Interstate 15 West ? East of Highway 163 OCCUPANCY: Space must be ready for occupancy by June 1, 2005 LEASE TERM: Ten (10) years, five (5) years firm. REQUIRED: STRUCTURE: Multi-story First Class structure (available space shall not be on the first floor, top floor or basement). Building must provide roof area for antenna installation. PARKING: 30 secured, on-site parking spaces with 24-hour controlled access and exclusive use for the Government. All services, supplies utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. First Class Space in a quality building which meets or is capable of meeting the Government?s requirements, including seismic safety and handicapped access, is solicited. The building must conform to the seismic requirements for new construction of the Uniform Building Code (UBC). Expressions of interest should include all of the following: 1) Building name and address; 2) Usable and Rentable square feet and rate per rentable square feet; 3) Method of measurement used to determine rentable square footage; and 4) Common Area Factor(s) for available space by floor, if applicable. Proposal submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
