- REQUIREMENT: The U.S. Government is seeking to lease approximately 3,445 rentable square feet, yielding 2,995 ANSI/BOMA office area square feet of contiguous office and related space in Memphis, Tennessee. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Memphis, Tennessee within the following delineated area: NORTH: I-40 East; SOUTH: Poplar Avenue; EAST: Canada Road to Houston Levee Road; WEST: White Station Road. Note: A map demonstrating the delineated area is available upon request. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with a minimum of four on site parking spaces (reserved preferred ? in front, if possible) with an additional ten parking spaces available within two blocks. Space must be ready for occupancy by December 5, 2005 or sooner. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
