Description
The U.S. General Services Administration (GSA) is interested in leasing approx. 7,125 rentable sq.ft. of space to yield 6,197 Ansi Boma Office Area square feet of space. Occupancy date will be by July 1, 2005 or earlier if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: An area bounded by- NORTH; 5 miles north of NW. 53rd Ave. EAST; NW 13th Street SOUTH; Route 26; WEST; I -75. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 25 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate parking for 30 people (20 employees and 10 visitors) on site or within 200 feet of the building, and an additional five reserved surfaced parking spaces on site. A 50 ft. setback for new construction is required from the front curtain wall of the building to the parking area.
