- REQUIREMENT: The General Services Administration (GSA) is seeking to lease office and related space consisting of approximately 12,391 square feet of rentable space along with 2 parking spaces with a preference for reserved parking. Rentable office space must yield 10,775 ANSI/BOMA Office Area Square Feet available for use by Tenant for personnel, furnishings and equipment. The space must be contiguous (same floor) and an elevator must be provided if space offered is located on the second floor or higher. Space must be located in an office, research, technology or business park that is modern in design with a campus-like atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development well-maintained and in consonance with a professional image. LEASE TERM: Term is 15 years, 10 years firm, with the Government having cancellation privileges after 10 years. OCCUPANCY: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before November 30, 2005. LOCATION: The area of consideration is within the following delineated areas within the city limits of Merced, California: NORTH: West Yosemite Avenue; EAST: ?G? Street; SOUTH: West 16th Street; WEST: ?R? Street. After an on-site survey by a Government representative, the area of consideration may be revised to include a smaller geographic area, depending on a review of the overall mission of the Government agency to be housed in the space. REQUIRED: The building offered must conform to the 1976 Edition of the UBC for seismic safety. The offer must contain a certification by a registered structural engineer. Buildings that contain asbestos or PCB materials will not be considered. A fully serviced and handicapped accessible building is required. The building must not be located in a 100-year flood plain.
