Description
UNITED STATES GOVERNMENT SEEKS COMPETITION ON AN EXISTING LEASED LOCATION The United States Government is conducting a competition for approximately 4500 BOMA rentable square feet of office and related space and will relocate if consideration of the economics involved and other factors convenient to the agency are indicative. Rentable square feet must yield no less than 3800 useable feet of boma contiguous office and related space with 8 reserved parking spaces in the Woodland Hills area, California for use by the government for personnel, furnishings, and equipment. Regulary scheduled public transportation and/or employee parking within two city blocks sufficient to cover commuting and visitor needs should be available. The cost of relocation, including the replacement of furniture, furniture cleaning, moving costs, telecommunications and wiring, tenant improvements, penalties and fees, and above-standard items/alterations as well as the agency mission and other factors will be considered. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within 1 block, and other amenities such as retail shops, cleaners, banks, etc. should also be available within two blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern Class-A office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the governments requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction and potential new space will be required to be certified before being considered with other offers as compliant with life safety performance level of ICSSC RP6 by a licensed registered professional engineer. UNIQUE REQUIREMENTS: Space is preferred on street level and must have potential for efficient layout. LEASE TERM 10 years, 5years firm. AREA OF CONSIDERATION The area of Woodland Hills , California or as later amended by the GSA. OCCUPANCY: Space must be ready for occupancy by 9-24-2004 Expressions of interst should include the following: 1. Building name and address. 2. Rentable square feet and rentable rate per foot. 3. Method of measurement used to determine rentable square foot, common area factor(s) for available space by floor, if applicable. 4. Expressions of interest must be made by the owner of the property with documentation of control of the subject site; however, if an expression of interest is made by an agent, documentation of the specific authority to represent the owner must be provided with the expression of interest in order to be considered.
