Description
Requirement: The U.S. General Services Administration is interested in leasing approximately 27,600 net rentable square feet. The rentable square feet must yield 24,000-25,000 ANSI/BOMA usable square feet of first-class office space. The offered space shall be on no more than 3 floors and the first floor shall be a minimum of 12,000 ANSI/BOMA usable square feet. The offered building shall have a loading dock with a dock leveler. An on-site secure parking area shall be required for eight government vehicles, one government van; two official visitors and owner provided handicapped spaces. In addition employee/visitor parking for 140 vehicles must be available on-site or within 1/8 mile of the offered building. A 50 foot setback is required from all directions surrounding the building and the secured parking area. The tenant agency has a high volume of contact with the public which will require a high level of security and the installation of security equipment throughout the offered building. Delineated area: Offered properties must be located within the following delineated area of the central business district of Camden, New Jersey: Northern Boundary: Interstate 676, Southern Boundary: Mikel Boulevard, locally known as Martin Luther King Blvd., Eastern Boundary: Interstate 676 and 7th Street, Western Boundary: 3rd Street. Lease term: 10 years. Owners and authorized agents: Submissions by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Expressions of interest should be submitted by Friday, April 9th and must include: a) building name and address b) rentable square feet and rentable rate per square feet c) common area factor. This is not a solicitation for offers, nor a request for proposals. The Government will not pay for any costs incurred as a result of this advertisement.
