Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 27,800 rentable sq.ft. of space to yield 24,187 ANSI/BOMA Office Area square feet of space. Occupancy date will be February 1, 2005 or earlier if possible. New construction meeting 50?setbacks will also be considered. An additional 3,500 ANSI/BOMA Office Area Sq.Ft. may be required during the firm lease term. A first right of refusal will be required by the Government for this available amount of space. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: Beginning at an Area bounded by Hwy. 436 on the NORTH; Hwy. 434 on the WEST; Kennedy Blvd/Lake Avenue on the SOUTH; and Hwy. 427 EAST. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 24 feet apart; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee parking consisting of 41 secured, fenced or inside parking spaces with expansion of 10 spaces over the lease term on site and employee parking for 107 employees on site or within 200 feet of building. Public transportation must be available. Space to be located on second floor or above. First floor space will only be considered when second floor or above is not available.
