Description
The United States Government is seeking to lease office and related space consisting of approximately 30,000 ANSI BOMA usable square feet of office space in Reno, Nevada for the Department of Veterans Affairs, Veterans Benefit Administration in Reno, NV for personnel, furnishings, and equipment. In addition, a separate lease for 1,200 ANSI BOMA usable square feet of office space will be needed by the State of Nevada. Total area required is 31,200 ANSI BOMA usable square feet. A two-story building is preferred; however, a one-story building is acceptable. Class ?A? office space contiguous on two floors of an existing modern multi-story building will also be considered. Parking for approximately 115 vehicles and some green landscaped areas must be included. Access to a loading dock with the ability to accommodate an 18-wheel tractor/trailer shall be required. A minimum floorload of 100 pounds per ANSI BOMA usable square feet, unreduced, is required throughout the entire area being leased. Regularly scheduled public transportation within 2 blocks sufficient to cover commuting and visitor needs should be available. Space should be located within 3 blocks of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 3 blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Build-to-suits offered are required to meet the Interagency Security Committee (ISC) criteria of a 50-foot setback from streets and employee/public parking areas. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Government?s requirement, must be fully serviced, and must conform to the seismic standards for new construction of the current edition of the American Society of Civil Engineers (ASCE 7-98) ?Minimum Design Loads for Buildings and Other Structures?. For Existing Buildings, the building and space being offered must conform to the seismic standards as set forth in the ?Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary?, ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. SPACE MUST BE LOCATED WITHIN OR FRONTING THE FOLLOWING DELINEATED AREA: South ? Comstock Highway (SR 341) East ? South McCarran Blvd (SR 650), thence Longley Lane, thence Mira Loma Road, as extended to the intersection of Mira Loma Road and Steamboat Creek, Steamboat Creek to the intersection of Crane Ditch thence to the intersection with Comstock (SR 341) North ? Mill Street West ? South Wells Avenue to the intersection of S. Virginia Street (Hwy 395) thence to Mt. Rose Highway (SR 431) and Comstock Highway (SR 341) FLOOD PLAIN: Offerors must provide evidence that the offered site(s) are outside the 100-year flood plain. LEASE TERM: 15 years firm. OCCUPANCY: Space must be ready for occupancy by January 1, 2006. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name or site and Address 2) Rentable square feet and rentable annual rate per square foot 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Offers must be submitted by owner (s) or by authorized representatives of the owner (s) only.
