Description
REQUIREMENT: The United States Government is seeking to lease up to a maximum of approximately 117,800 BOMA Rentable Square Feet (ranging from an approximate of 99,000 to 107,000 Usable Square Feet) of office and related space to provide replacement housing which will compete an existing requirement. The Government will relocate from existing space under lease if economics involved and other factors prove to be favorable. The cost of moving, alterations, impact on agency mission and other variables to be determined by the Government, will be considered in the relocation decision. Lease award is subject to final prospectus approval. DELINEATED AREA: All properties submitted to the Government must be located within the following delineated area: bounded on the North by Montrose Road; bounded on the East by Rockville Pike; bounded on the South by I-495; bounded on the West by I-270; and the area bounded on the North by Twinbrook Parkway and Parklawn Dr.; bounded on the East by Parklawn Dr.; bounded on the South by Randolph Road; bounded on the West by Rockville Pike. LEASE TERM: Up to 10 Years. EXPRESSIONS OF INTEREST Parties interested in providing availability and pricing information should include the following information to the contact(s) below by Monday, February 16, 2004: 1)Building name & address; 2)Contact information and E-mail address of Lessor?s Representative; 3)BOMA rentable & usable SF available (with Common Area Factor); 4)Asking rental rate range per RSF (based on GSA Warm Lit Shell); 5) Date building will be ready for occupancy (No later than Mid-2005); 6) Age of Building; 7) Parking availability; 8) If the building is being built, please provide detailed information on the status; 9) Building setback information. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative. OCCUPANCY: Space must be ready for occupancy by mid-2005.
