Description
The General Services Administration (GSA) is seeking to lease office and related space in Modesto, California, consisting of approximately 19,372 square feet of rentable space along with one (1) secured reserved and fifteen (15) reserved parking spaces (underground or structured parking is acceptable). Rentable office space must yield a minimum of 16,845 BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. The space offered must be contiguous and contain a column free area of approximately 37?x 49? by 18? tall. Passenger/Freight elevator must be provided if space offered is located on the second floor or higher. Second floor space or above is preferred. Build to suit construction: A 50 foot setback between the building and public parked vehicles is required. Lease Term: 10 years, 5 years firm. Desired Occupancy Date: November 2004 Area of consideration is within the following boundaries in Modesto, California: North by Needham Street and Downey Avenue West by 9th Street and L Street and 6th Street South by D Street East by Burney Street Space must be located in an office, research, technology or business park that is modern in design with a campus like atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development well maintained and in consonance with a professional image. Public parking and public transportation must be nearby (within walking distance). The building or space offered must be of sound and substantial construction of the type generally recognized as Class A modern office building or space, must be altered to meet the Government?s requirement, and must be fully serviced. The building offered must conform to the 1997 Edition of the UBC for seismic safety. The offer must contain a certification by a registered structural engineer. Buildings that contain asbestos or PCB materials will not be considered. A fully serviced and handicapped accessible building is required. The building must not be located in a flood plain.
