Description
U. S. GOVERNMENT SEEKS OFFICE SPACE IN LOUISVILLE, KY Requirement: The U.S. Government is seeking to lease approximately 59,800 rentable square feet yielding a range of a minimum of 52,000 to 57,200 useable square feet office and related space in Louisville, Kentucky. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Location: CBD: North: Ohio River, South: York Street to 2nd Street to Jacob Street to Preston Street to Finzer Street, West: Roy Wilkins Avenue, East: South Hancock Street to Interstate 65. Required: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered building shall have approximately 21,421 useable square feet of contiguous space preferably on the first floor with the remaining required square footage available on each consecutive building floor. Each column bay shall be a minimum of 30 feet by 30 feet to accommodate systems office furniture. Each available building floor shall have a live load of 100 pounds per square feet to accommodate office filing cabinets. Building site parking shall be a minimum of 22 outside spaces to include three spaces in compliance with the Americans with Disabilities Act (ADA). Parking facilities and public transportation shall be available within a 3-4 block radius of the offered building site. If new construction is offered the site must comply with a 50 feet setback standoff distance from the constructed facility. Lease Term: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
