- Base Requirement: The United States Government is seeking to lease approximately 42,225 BOMA usable square feet (USF) of office and related space. Surface or structured parking for approximately 100 staff is required. In addition, overflow parking capacity of 175 spaces is desired. Availability: The Government is seeking to occupy space by the end of the calendar year 2003. Soonest availability when taking into account installation of base requirements and/or tenant improvements will be factored into the Government's decision to lease space. Delineated Area: The delineated area hugs either side of the Reston Toll/Dulles Access Road (Route 267) from Wiehle Avenue to Route 28. Beginning from the exit for Wiehle Avenue off the Toll Road, proceed North on Wiehle Avenue to Elden Street (Route 606). Proceed West on Route 606, as it becomes Old Ox Road, until it reaches Sully Road (Route 28). Proceed South on Route 28, crossing back over the Toll Road, until reaching Frying Pan Road (Route 665). Proceed East on Route 665 (Frying Pan Road turns into Fox Mill Road) until it reaches Reston Parkway (Route 602). Proceed Northeast on Route 602 until reaching Sunrise Valley Drive. Take a right on Sunrise Valley Drive, proceeding East. At Wiehle Avenue, take a right and proceed North to the point of beginning. Buildings immediately adjacent, but on the outside of the boundary, will be considered. Roughly, the delineated area is bounded in the following directions by the following roads: North: Route 606 (Old Ox Road and Elden Street) South: Route 665 (Frying Pan Road and Fox Mill Road), Route 602 (Reston Parkway), and Sunrise Valley Drive. East: Route 828 (Wiehle Avenue) West: Route 28 (Sully Road) Lease Term: Ten-year firm with (1) ten-year option. Security Requirements: The Government must maintain 24-hour, armed security at the site. The Government will provide its own system and staffing for this security. If the building is multi-tenant, the Government must have singular and secure access to its own space. The building should be set back 25 feet (at a minimum) from any adjacent parking areas or roads and must have physical barriers (bollards or landscaping) which provide protection from vehicles approaching the building. Access control is required for the building entrance and the loading dock. Special Requirements: Space will have to support requirements associated with approximately 34,000 usf of office functions, 2,500 usf of training room functions, and 6,000 usf of data center functions. Space requires singular and secure access, and preferably be located on the ground floor. The entire space will require redundant back-up generator power and 24-hour HVAC. Facility will require access to multiple telecommunication access service providers as well as have multiple connection paths between the Local Exchange Carrier (LEC) facility and the major Inter-Exchange carriers (IXC). Sprint long-distance service must be available in the building as well. Expressions of Interest should include the following information: 1. Building name, address, age. 2. Total square footage available (BOMA/ANSI office rentable and usable) and availability schedule for space. 3. Rental rate information quotation per BOMA/ANSI office rentable square feet. 4. Scaled floor plans (as-built) identifying the space to be offered. 5. Information on building ownership.
