Description
Description: General Services Administration Is Interested In Leasing Office Space In the Range Of Approximately 7,212 Net Rentable Square Feet, Which Will Produce Approximately 6,271 Usable Square Feet For The Office of Safety & Health Administration,(OSHA). Open Surface Parking For (2) Government Owned Vehicles Is Required On Site. Twenty-one (21) Open Surface Parking Spaces For Employees Is Required With At Least (3) Visitors Parking And Handicap Space Or A Ratio of 1 Parking Space For Every 300 Rentable Square Foot Leased By The Government. No build-to-suits or sub-leases. Unique Requirements: 1. OSHA must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide a well-maintained appearance, dignified and consonance with a professional image. 2. Space must be contiguous not separated by a public corridor and have telecommunication T-1 capability. 3. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. 4. Proposed building should be within 3 blocks of a public bus stop. This E-posting Is In Pursuant To Executive Order 13006, Section 106 Of The National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area: Along I-35, North- I35 service road at LaPosada, turning east 1/16 of a mile, back to I-35 including the west side of I-35 Calidad St. to Atkinson St. to Hwy. 290, South-I-35 at Woodward extending to Ben White turning west to I-35 at Ben White intersecting with I-35, West- western side of I-35 service road only, down to Woodward exit, close. Term: The lease term is: Option A- 10 years, with 5 years being firm term / Option B- 5 years firm term; both options at GSA's election. Authorized Contacts: IN NO EVENT SHALL THE OFFEROR ENTER INTO NEGOTIATIONS CONCERNING THE SPACE TO BE LEASED WITH REPRESENTATIVES OF THE FEDERAL AGENCIES OTHER THAN THE OFFICERS AND EMPLOYEES OF GENERAL SERVICES ADMINISTRATION.
