- -AMOUNT: Approximately 25,176 rentable square feet yielding a minimum of 21,892 ANSI/BOMA useable square feet to a maximum of 22,549 ANSI/BOMA useable square feet of office and related space. -LOCATION:Area beginning at the intersection of Norfolk Southern?s Railroad lines (Armour Yard), one line being the Atlanta to Washington mainline and the other being the Decatur Beltline (Ansley and Peidmot Park line): thence southerly, then southeasterly along the Norfolk Southern Decatur Beltline unit it intersects with CSX Railroad thence east along the CSX Railroad to Reynoldstown turn-around; thence Southerly, then southwesterly, northwesterly, and northerly (a semicircular route) along the CSX Railroad until intersecting with another CSX Railroad Line (immediately north of Marietta St) ; thence easterly along the CSX Railroad to the intersection of the Norfolk Southern Railroad (this point will coincide with intersection of Ashley Street, CSX and Norfolk Southern Railroad if Lowery Blvd. Were extended north); thence northeasterly along the Norfolk Southern Railroad (Atlanta to Washington mainline). -REQUIRED:All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy NO LATER THAN April 1, 2004. -TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part on 60 days written notice on or after fifth year. -OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
