Description
United States Government Seeks Sources for Office and Storage Space Laguna Niguel, CA The General Services Administration is seeking to lease office/storage space consisting of approximately 69,000 rentable square feet and a minimum of 300 on site parking space(s) in the area of Laguna Niguel,California. Rentable space must yield 63,000 to 69,000 BOMA usable square feet, available for use by the Department of Homeland Security Contractors(CIS)Citizen Immigration Service), for personnel, furnishings and equipment. Approximately 65% of the space will be storage and 35% office. This facility will be utilized for direct mail/data entry. Storage Room will be utilized to store racks of files. There will be no public contact. Space must be contiguous on no more than 2 floors. If two floors utilized, must have freight elevator. Space must be ready for occupancy within 6 months of lease award or sooner. The term of the lease is 10 years, 5 years firm. All space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. All space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in-restaurants within 3 Blocks, regularly scheduled public transportation within ? mile. Amenities such as retail shops, cleaners, banks, etc. should also be available within one-half (.5) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Code or the 1976 edition if the lateral load resisting system is of concrete, masonry or steel construction. The building must also have fiber optic access from the street. Open floor plates are required for installation of modular furniture. Loading docks, with roll up doors, dedicated for use by the personnel of CIS at one end of the building and adjacent to an area that is large enough to accommodate a bulk storage/warehouse space. Commercial Grade Vinyl Tile required for Storage Area. Unique Requirements: Department of Homeland Security Space Requirements are included in the Solicitation for Offers Location: Offered properties must be located within the following delineated area: - Must be within 30 minutes drive of the Chet Holifield Federal Building, 24000 Avila Road, Laguna Niguel and within the congressional district 48 but no further west than 5 miles of route 5. Method of measurement used to determine rentable square feet 4.
