Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN NASHVILLE, TENNESSEE AMOUNT: Approximately 27,934 rentable square feet of Class A office and related space and 40 secured structured (inside garage) parking spaces with the possibility to add 10 additional parking spaces over the lease term. One (1) additional reserved parking space shall be provided at a separate service/non-public entrance for suspect drop-off and for deliveries. This parking shall be near the building freight elevator to facilitate deliveries and the movement of furniture, etc. Employee/visitor parking is required in accordance with local code. In the absence of of a local code, the lessor shall provide no less than two parking spaces per 1000 square feet. A minimum of five visitor parking spaces shall be provided. Rentable space must yield approximately 24,290 ANSI/BOMA usable square feet. A 50 ft. setback is required for new construction. The delineated area for space to house the Federal Bureau of Investigation's (FBI's) Nashville Resident Agency is as follows: The Central Business District (CBD) of Nashville, TN will be given first consideration. However, should there not be adequate competition or suitable Class A space available that meets the governments requirement within the CBD, that area of suburban Nashville to be bounded by Interstate 40 to the north from Route 155 east onto Lebanon Pike (US 70/Route 24); Stone River to the east; Interstate 40 west from Stone River to Route 155 to the south; and Route 155 to the west will be considered. REQUIRED: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental consideration. All space shall be contiguous; office space shall be located on the second floor or higher. TERM: Lease will be for 10 years, 5 years firm.
