Description
US GOVERNMENT REQUIRES LEASE SPACE BUILD TO SUIT LOCATION: Within the city limits of Kingman, AZ., in an area consisting of three separate sections; 1) A.T. & S. F. R.O.W. Railroad Track running Northeast to Airway Avenue to the North and Southwest to Golconda Avenue to the South, extending 1.5 miles on either side of the railroad track. 2) North: Airway Avenue; East: Townsend/MacDonald Avenue; West: Harrison St/Valentine Ave, South Robinson. 3) North: Andy Devine to Highway 93, to Atlantic Avenue; East: Railroad Tracks; South: Golconda; West: Atlantic Avenue and A Street. The building must be a stand-alone modern office building of sound and substantial construction with attractive landscaping to meet the local environment. REQUIREMENT: 7,800 to 8,100 rentable square feet of space. The rentable space must yield approximately 6,500 to 6,825 ANSI/BOMA square feet of contiguous office, storage, conference, food prep, sally port, and processing area for use by the U.S. Department Of Homeland Security. Parking spaces per city code is required in addition to 8 secured covered parking spaces for the sole use of the Government. The proposed building must be configured to allow for a separate access for employee?s entrance and parking. The proposed site at a minimum must be 2.5 areas and capable of meeting the Government security setback of a minimum distance of 50 feet from the fa?ade of the proposed building and public parking area. The Government parking requirements can be within the 50 feet distance. The building must conform to the seismic requirements for new construction of the current edition of the State, Federal, and Local Building Code and meets all ADA requirements. The building must not contain PCB?s.
