Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 2,772 rentable square feet yielding approximately 2,410 usable square feet of contiguous office space in Tucson, Arizona. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking for 5 vehicles must be available on site with a preference for reserved parking. LOCATION: The U.S. Government will be evaluating offers from the following delineated area within the area of the Redevelopment District in Tucson. NORTH: St. Mary's/6th Street, EAST: Southern Pacific Railroad, SOUTH: Cushing St/14th Street, West: Bonita Avenue. If you are not sure if your property fits in the delineated area please call for more information. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on December 31, 2003. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1. Five (5) parking spaces are required, with a preference for reserved parking, 2. Space must be contiguous, on one floor, 3. Space to be built with both partitioned and open area (bull-pen) space, 4. If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
