Description
The U.S. General Services Administration (GSA) is interested in leasing approx. 12,880 rsf of space consisting of a 2,530 Block A and a 10,350 Block B rentable sq.ft. to yield 2,200 Block A and 9,000 Block B usable square feet of space. This acquisition is for two separate agencies willing to locate together, but will locate separately if necessary to meet their requirements (awards may be made in two separate locations). Occupancy date will be by November 15, 2003. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: An area bounded as follows: North by John Knox Road; East by Capital Circle, South by Tram Road, and West by Monroe Street. Unique Requirements: Each block of space shall be contiguous and preferably on the same floor. Space offered must have potential for efficient layout, e.g., space should not exceed a length to width ratio of 2:1 nor be U or L shaped. No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with a minimum of 4 paved assigned on-site parking spaces for Block A and 6 paved assigned on- site spaces for Block B. Paved parking will also be required on site or within 200 feet for Block A ? 10 employees and Block B ? 45 employees. A 50 ft. setback for new construction is required from the curb of the street to the front curtain wall of the building (every side where a street exists).
