Description
REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 11,815 square feet of rentable space in Houston, TX. Rentable space must yield minimum of 10,272 usable to a maximum of 11,042 BOMA Usable square feet of office space available for personnel, furnishings, and equipment. The space will be occupied by Internal Revenue Service. LEASE TERM: 10 years, 5 years firm UNIQUE REQUIREMENTS Office and related space must be contiguous and on one level. Ground floor space is preferable. Space should be highly secured with 24 hours access to the building. Building should contain a number of general parking spaces for visitors and employees. Controlled access parking for employees' is preferred. If on-site parking is not available, secure employee/visitor parking facilities must be available within 600 feet (or two blocks, whichever is less) of the office and must be within commercial rates. Regularly scheduled (throughout the day) public transportation must be available within 600 feet from the building entrance LOCATION: The space must be located in an area within the following delineated area of Houston, TX: Five miles radius at 45 South (Gulf Frwy.) & Beltway 8 North: 45 South & Fuqua Street West: Beltway 8 & Beamer Road East: Beltway 8 & Hwy. 3 South: 45 South & Scarsdale Blvd. OCCUPANCY: Space should be ready for occupancy not less than 90 days or more than 120 days from lease award.
