- REQUIREMENT: The U.S. Government is seeking to lease approximately 3,100 rentable square feet yielding approximately 2,696 usable square feet of contiguous office space in Nogales, Arizona. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking must meet local code, but, at minimum, reserved parking for one (1) vehicle must be available on site. Additional parking for employees and visitors must be available within one block of offered site. LOCATION: The U.S. Government will be evaluating offers from the following delineated area within Nogales, AZ: NORTH: Mariposa from Grand Avenue on the east to Highway 19 on the west, EAST: Grand Avenue from Mariposa to State 82 to Morley Avenue, SOUTH: Walnut Street to Grand Avenue, WEST: Grand Avenue. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by February 1, 2004. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) A minimum of one (1) reserved parking spaces is required on site, with additional parking space available within one block; 2) Space must be contiguous, on one floor; 3) Space to be built with both partitioned and open area (bull-pen) space; 4) Set back from roadway and other property boundaries by at least 50 feet. LEASE TERM: Term is 15 years, 10 years firm, with the Government having cancellation privileges after 10 years.
