Description
THIS MODIFICATION IS BEING POSTED TO CAPTURE A CHANGE IN THE DELINEATED AREA FOR THIS LEASE PROCUREMENT. REQUIREMENT: The U.S. Government is seeking to lease approximately 19,182 rentable square feet yielding 16,680 usable square feet of contiguous office and related space in Hattiesburg, Mississippi. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Existing, proposed, or sites for new space will be considered. LOCATION: Offered properties must be located in Hattiesburg, Mississippi within the following delineated areas: WEST: 40th Avenue to Hardy Street to Green Street to College Street to Melrose Street to Jackson Street to 4th Street to New Orleans Street, SOUTH: Tatum Street, EAST: Gulfport Street to Hardy Street to Gordon?s Creek parallel to Elm Street parallel to Gordon Street to Bouie Street to train tracks to Mobile Street, NORTH: 7th Street. The United States Government has a preference to be located within the Central Business District (CDB). Therefore, if adequate competition becomes available during the procurement, the Government will then restrict the boundaries to the CDB only, which are as follows: WESTERN BOUNDARY: Green Street to College Street to Melrose Street to Jackson Street to 4th Street to New Orleans Street, SOUTHERN BOUNDARY: Gordon?s Creek to Buschmann Street to Railroad Street to West Laurel Avenue to Hardy Street, EASTERN BOUNDARY: Mobile Street to train tracks to Bouie Street to Gordon Street parallel to Elm Street parallel to Gordon?s Creek, NORTHERN BOUNDARY: 7th Street. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Five parking spaces must be located on-site. Additional parking spaces for employees and visitors are required and must be located within two blocks of the offered property. Space must be ready for occupancy by October 1, 2003. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
