Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT REQUIREMENT: The General Services Administration is seeking to lease office space consisting of approximately 16,200 BOMA rentable square feet with three (3) on-site handicapped parking spaces. The rentable space must yield 13,830 to 14,520 usable square feet for use by government personnel, furnishings and equipment. Floor plates must have potential for efficient space layout. This space is being sought to support IRS operations at 9350 Flair Drive in El Monte, California; the space is desired as close to this location as possible. Offered buildings will be considered in relation to their proximity to 9350 Flair Drive and ability to support the existing operations as well as offer overall cost effectiveness. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design. Streets and public sidewalks should be well maintained. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three blocks as well as other amenities such as retail shops, cleaners, banks, etc. must also be available within one-quarter mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office having adequate means of ingress and egress; must fully meet the accessibility requirements of the Uniform Federal Accessibility Standard (UFAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 (or later) edition if the lateral load resisting system is of concrete, masonry or steel composition. The buildings offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. UNIQUE REQUIREMENTS: Second floor space is preferred. LOCATION: Offered properties must be located in the City of El Monte, California bounded by: North: 10 Freeway; West: Rosemead Avenue; East: Santa Anita Avenue; South: Garvey Avenue. LEASE TERM: Four (4) years. OCCUPANCY: Space occupancy is required by December 1, 2002 or sooner. Expressions of interest should include the following information: 1. Building name and address 2. Rentable square feet and rate per square foot 3. Common area factor(s) for available space by floor, if applicable 4. Evidence of ownership, legal description, zoning, flood plain data, and pictures of the building 5. It is preferred that offers be submitted by the building owners or authorized agents of the owners with the evidence of authority to act in this capacity.
