- THIS MODIFICATION IS POSTED TO CORRECT THE AMOUNTS REFERENCED AS USABLE AND RENTABLE SQUARE FEET. REQUIREMENT: The U.S. Government is seeking to lease approximately 10,925 rentable square feet yielding approximately 9,500 usable square feet of contiguous office space in Phoenix, Arizona. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking for 3 on site reserved spaces as part of the lease cost, and 25 reserved spaces within one block of the building, which will be paid for by the government employees but need to be secured by the Landlord. LOCATION: The U.S. Government will be evaluating offers from the following delineated area within Phoenix, Arizona: NORTH: Camelback EAST: 3rd St. SOUTH: McDowell WEST: 3rd Avenue If you are not sure if your property fits in the delineated area please call for more information. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on 04/30/ 2003. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) Three (3) reserved parking spaces are required, an additional twenty-five (25) parking spaces need to be reserved no more than one block from the building. These additional parking spaces will be paid for by the government employees but will need to get secured through the Landlord. 2) Space must be contiguous, on one floor. 3) Space to be built with both partitioned and open area (bull-pen) space LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
