Description
Requirement: The United States Government is seeking to lease approximately 18,000 useable square feet of contiguous office and related space in Tallahassee, Florida. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The space offered can be an existing building or a property for build-to-suit. Please note that 100' setbacks are required on all sides of the space to be offered. In addition, the space cannot be located within 1,000 feet of residential homes, schools, churches, daycare centers, retirement communities or nursing home facilities. If space in an existing building is offered, the current tenants in the building may be a factor in determining the eligibility of the space. In an existing building, space should be located on the 2nd story or higher. Location: The following delineated area will be considered: North: Lake Lamonia and Cherokee Plantation Road South: Buck Lake Road (CR 1568) and Mahan Road (US Hwy 90) East: Crump Road (CR 0345) and Chaires Cross Road (CR 1543) West: Meridian Road (SR 155) Required: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. A total of 35 secured (inside or within a fenced area) parking spaces are required with the ability to expand by 10 parking spaces over the term of the lease. Lease Term: The term is for 20 years, 10 years firm, with the Government having cancellation privileges after 10 years. Space must be available by October 1, 2003.
