Description
U.S. Government Seeks Sources for Leasing San Diego, CA Project No. 1CA0648 Summary Requirement: The General Services Administration desires to lease approximately 11,743 rentable square feet of office and related space yielding a minimum of 10,211 to a maximum of 10,722 BOMA usable square feet of contiguous office and related space, available for the use by tenant for personnel, furnishings, and equipment, along with three (3) onsite reserved parking spaces for the use of the government. Building Requirement: The space must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs, and security requirements, as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction or existing buildings. The offered building must not contain sprayed on fireproofing, or acoustical treatment containing asbestos. Location / Delineated Area: The building offered must be located within the following boundaries: North: Route 52. South: From the Intersection of Interstate 15 (I-15) and Aero Drive, Continue West on Aero Drive to Convoy Street, North on Convoy Street to Balboa Avenue, West on Balboa Avenue to Highway 805. East: I-15 West: Highway 805 Lease term: For 12 years, 10 years firm, with the Government having 90-day termination rights after the firm term. Occupancy Date: Occupancy is required within 270 days after receipt of the GSA approved layout. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership.
