Project number 1AZ0178. Location: Tucson, AZ within the following delineated area: north?Fort Lowell Road; south?East 22nd Street; east?Wilmot Road; west?Alvernon Way. The GSA is seeking to lease office and related space consisting of approximately 1,000 rentable square feet. Rentable space must yield 870 to 915 BOMA usable square feet of contiguous space, together with one reserved on-site surface parking space. Lease term: ten years, five years firm. Occupancy desired June 15, 2002, or sooner. Special requirements: (1) two rooms, approximately 300 and 500 rentable square feet each, must have soundproofing of STC 45 or greater, including slab-to-slab walls, solid core doors, and door jambs; (2) 24 hour, 7 day a week secure access for employees and clientele, including all HVAC and utilities services. Expressions of interest should include all of the following: Building name and address; rentable square feet and rental rate per square foot; method of measurement used to determine rentable square feet; common area factor for available space. All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration.
