Description
The General Services Administration is seeking information on the availability of existing office space or a build-to-suit opportunities for FY2005-2006 which can provide approximately 550,000 rentable square feet of contiguous office and related space with a minimum 885 reserved inside parking space(s) in the city of Los Angeles, California. Rentable space must yield 492,820 to a maximum of 517,610 BOMA usable square feet, available for use by the Federal Bureau of Investigation for personnel, furnishings and equipment. Contiguous floor space with direct access from the street is preferred. Space should be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within one quarter (1/4) mile, and regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Amenities such as retail shops, cleaners, banks, etc. should also be available within one quarter mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 (or later) edition if the lateral load resisting system is of concrete, masonry, or steel construction. The buildings offered must not contain sprayed-on fire proofing or acoustical treatment containing asbestos. UNIQUE REQUIREMENTS: Building must have a 100ft setback from the street Ceiling height of 14 feet Must provide a minimun of 30,000 sq, ft. of floor plates LOCATION: The space must be located within the city limits of Los Angeles, California within the following street boundaries: North: 210 Freeway East: 5 Freeway South: 10 Freeway West: 405 Freeway LEASE TERM: 20 Year Lease Expressions of interest should include the following: 1.
