Description
The U.S. General Services Administration (GSA) is interested in leasing approx. 9,375 rentable sq.ft. of space to yield 8,152 ANSI/BOMA Office Area square feet of space. Occupancy date preferred August 8, 2002. New construction will also be considered. Lease term: 10 years ,5 years firm. Space must be located in the following delineated area: Beginning at I-20 at Six Flags parkway traveling East on I-20, to Wesley Chapel, North on Wesley Chapel to Covington Rd. (U.S. 278)- East on Covington Road to Hairston Rd., North on Hairston to Mtn. Industrial Blvd. North on Mtn. Industrial Blvd. To Lawrenceville Hwy., West on Lawrenceville Hwy. to La Vista Rd. to Chamblee Tucker Rd. North on Chamblee Tucker to Norcross Tucker Rd. to Jimmy Carter Blvd., North on Jimmy Carter Blvd.\ Holcome Bridge Rd. to Spalding Dr., West on Spalding/Mt. Vernon Rd/Abernathy Rd. to Johnson Ferry Rd., North on Johnson Ferry to Lower Roswell Rd. to Marietta Pkwy., West on Marietta Pkwy. (120 Loop) / Clay Rd. to Atlanta Rd. South on Atlanta Rd. to Concord Rd. West on Concord Rd. to Cobb Dr., South Cobb Dr. to Oakdale Rd. South on Oakdale Rd. and Bankhead Hwy., West on Bankhead to Queens Mill Rd., Southwest on Queens Mill Rd. to Six Flags Pkwy. Returning back to I-20. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 30 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee parking consisting of 11 secure, fenced surfaced parking spaces, and 2900 sq.ft. to be included in the warehouse/garage space for parking vehicles & work area. Space offered must have or be able to conform to 5,252 sq ft office space, and 2,900 sq ft warehouse.
