- Description
- The United States Government is interested in obtaining an assignable, no cost option to purchase property or donation of a site containing a minimum of 3.5 acres to accommodate the following: A required 100 foot setback from the street right-of- way on all sides of the building; a minimum building floor plate of 25,000 BOMA usable square feet; code required handicapped parking; 100 additional inside/secured parking spaces; 13 outside public spaces (cannot be within the 100 foot setback area); two separate means of direct vehicular access to a through street(s); pedestrian access into the building from street/sidewalk. The site must be located within a conforming office development setting that would provide a modern design with prestigious appearance in a campus like atmosphere. The site must be located within the Central Business District of Birmingham, Alabama. A narrative description of the CBD is as follows: NORTH BY: 12th Avenue North; EAST BY: 27th Street; SOUTH BY: Highland Ave., 12th Avenue South to 15th St. South; then 11th Avenue South to 12th Street South to University Blvd. To I-65. WEST BY: I-65. Sites fronting directly on the perimeter of the Delineated Area will be considered, if the above criteria is met. Expressions of interest must include the following information: 1. Location map; address; aerial photos; Site Plan with size stated and showing that above requirements fit on site; legal description; prominent features; identify existing structures. 2. Land cost, including annual amortization rate. Owners may submit their own proposals. Proposals submitted by agents must be accompanied by documentary evidence of the agent?s authority to make such offers. This is to advise persons submitting offers, that due to procedural regulations under certain laws, options should remain open through June 2002. The Government will make every effort to expedite the site selection. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement. Upon selection of the site, GSA will be competing for a developer to construct an office building of approx. 81,000 BOMA rentable square feet of office and related space.
