Description
General Services Administration (GSA) is interested in leasing approximately 80,000 usable square feet of Class A/fully serviced office and storage space (climate control) for the Small Business Administration near DFW Airport, Texas, for 15 years, 10 years firm. All services, supplies and utilities to be provided as part of the rental consideration. The space must conform to GSA requirements for fire and life safety and handicap accessibility. No asbestos containing fireproofing or insulation materials, whether friable or non-friable, will be permitted. All offers are subject to asbestos and polychlorinated biphenyls (PCB's) inspection and testing procedures. Space must be available for occupancy no later than October 1, 2002. The space is desired within an area bounded to the North by Interstate 635; the South by Carrier Parkway; the East by Belt Line/Roy Orr Blvd/Valley View Lane; the West by Hwy 157/Hwy 121. The space must be on ground level and contiguous with no common corridors seperting the space. Designated and secured parking for 14 official business vehicles plus 300 non-designated spaces for everyday use. An additional 200 spaces must be available nearby to accommodate additional vehicles during high disaster activities. Three loading docks with 10' X 10' overhead doors are required. The Government's Buyer's Broker will ask for and receive a real estate commission of 4% on the Gross Firm Term Rent from the successful lessor. EXPRESSIONS OF INTEREST SHOULD BE RECEIVED BY JANUARY 31, 2002 AND INCLUDE THE FOLLOWING: 1) building name and address 2) usable square feet and rental rate per usable square foot 3) Operating costs and tenant improvement allowance to be paid by Lessor 4) Name, address, telephone number and email address of person to be contacted 5) Evidence of authority to represent the owner. This notice replaces the "Expression of Interest" notice posted on 11/07/01 and modified on 11/19/01. This is an inquiry for available space only, not an invitation to bid. In no event shall the offeror enter into negotiations concerning the space to be leased with anyone other than the General Services Administration Contracting Officer or Designated Government Representative associated with this action.
